Overview

Air Sealing for Northwest Florida Homes

You can have the best insulation in the world, but if your home is full of hidden air leaks, conditioned air pours out and humid outside air pours in. Air sealing closes those gaps, around can lights, top plates, plumbing and wiring penetrations, attic hatches, rim joists, and ductwork, so your insulation can actually do its job. It's the least glamorous and most overlooked step in home efficiency, and it's one of the highest-return.

We treat air sealing as the foundation of every insulation project, not an afterthought.

Who Needs Air Sealing?

Air sealing benefits nearly every home, but it's especially valuable for houses with drafty rooms, high humidity indoors, dust problems, uneven temperatures, and stubborn energy bills that insulation alone hasn't fixed. If you've already added attic insulation but still feel drafts or sticky air, unsealed leaks are almost certainly the reason.

Florida Climate

Why It Matters in Our Climate

In Northwest Florida, air leaks don't just waste cooling. They let humidity in. Every gap that lets conditioned air escape pulls moist Gulf air in to replace it, making your home feel sticky and forcing your AC to work harder to dehumidify. Sealing the envelope keeps that humid air out, improves comfort at the same thermostat setting, and protects your home from the moisture problems that plague leaky houses here.

Benefits

What Air Sealing Does for Your Home

Stops drafts at the source

Seal the leaks that let conditioned air out and humid, dusty air in.

Controls indoor humidity

Less air leakage means less moisture infiltration and a drier, healthier home.

Maximizes your insulation

Sealing first lets your insulation deliver its full rated performance, and savings.

Cleaner indoor air

Sealing gaps keeps out dust, pollen, pests, and attic contaminants.

Materials & R-Value

Built to the Right Specification

Insulation is only as good as the way it's specified and installed. For air sealing, the target on most projects is The foundation of efficiency, and we install to that spec with full, even coverage and no shortcuts. The U.S. Department of Energy recommends roughly R-30 to R-49 for attics in the Florida climate zone, and we use those guidelines, your home's construction, and your comfort goals to determine exactly what your project calls for. You'll always know what material we're recommending, what R-value we're targeting, and why, in plain language, before any work begins.

Is It Time?

Signs Your Home Needs Air Sealing

You don't need to be an expert to spot the warning signs. If any of these sound familiar, air sealing is worth a closer look, and a free inspection will tell you for sure:

  • Drafty rooms and uneven temperatures
  • Sticky, humid air indoors despite a working AC
  • High dust levels or pollen getting inside
  • Energy bills that insulation alone hasn't fixed

Not sure whether this is the right fix for your home? That's exactly what our free, no-pressure assessment is for. We'll look at the whole picture and recommend only what will genuinely help.

Our Process

How We Handle Your Air Sealing Project

Air sealing is detailed, hands-on work, and we treat it as the foundation of every insulation project. We locate the leaks that matter most, usually in the attic, around recessed lights, top plates, plumbing and wiring penetrations, the attic hatch, rim joists, and ductwork, and seal them with the right materials for each gap, from caulk and foam to specialized barriers. Done before insulating, sealing ensures conditioned air stays in and humid outdoor air stays out, so the insulation we install can deliver its full rated performance and savings.

Cost Factors

What Affects the Price

Every home is different, so we price each project individually after seeing it. These are the main factors that shape the cost of air sealing:

  • Home size and number of leakage points to seal
  • Attic, ceiling, rim joist, and penetration sealing scope
  • Duct sealing if included
  • Whether sealing is paired with new insulation
  • Accessibility of the areas to be sealed

Air Sealing FAQs

Should I air seal before adding insulation?

Yes. Air sealing should come first. Insulation slows heat transfer but doesn't stop air movement. If you insulate over unsealed gaps, conditioned air keeps leaking out beneath the insulation. We seal penetrations and gaps before insulating so the whole system performs as intended.

Where do homes leak the most air?

The biggest culprits are usually in the attic: gaps around recessed lights, top plates, plumbing and wiring penetrations, the attic hatch, and ductwork. Rim joists, windows, and exterior penetrations leak too. We find and seal the leaks that matter most for comfort and efficiency.

Will air sealing make my home too tight?

A well-sealed home is a comfortable, efficient home, and proper ventilation ensures fresh air where it's needed. Air sealing targets the unintended leaks that waste energy and let humidity in, not the controlled ventilation your home is designed to have.

Can a home be sealed too tightly?

It is a fair question. We air seal the unintended leaks in your attic and building shell to improve efficiency, while keeping healthy airflow in mind rather than blocking the vents your home needs. On the rare home that is already very tight, we talk through ventilation so comfort and indoor air quality both stay where they should be.
